Beach House Reimagined
Chill The Beach Out
Barry and Sandra purchased their dream beachfront property, drawn to the charm of the original 1940s home. Their vision was to preserve its character while creating a comfortable, functional space for relaxing, gathering, and entertaining. While the home carried a strong sense of history and character, it lacked the spatial openness and modern amenities needed to support their lifestyle.
Originally, the interior was divided into compartmentalized rooms, limiting flow and connection throughout the home. The stunning water views were not capitalized and there were no defined areas for outdoor living or entertaining.
The kitchen was opened by removing interior walls to improve circulation, functionality, and visual connection to the surrounding spaces and waterfront views. Custom oak cabinetry and integrated storage solutions were designed to accommodate large family gatherings, while a peninsula with seating was thoughtfully aligned with the windows to maximize natural light and preserve sightlines. The laundry room was upgraded with full-height millwork to significantly increase storage capacity and usability.
In the main living space, the exterior form and rooflines were carefully preserved, while the interior was completely reimagined. A vaulted ceiling was introduced to emphasize the scale and volume of the space, finished with shiplap and custom oak faux beams that complement the original restored oak flooring. Replacing a small picture window with a full wall of glazing and French doors giving access to the new deck.
Outdoor living was a major focus of the renovation. A 950-square-foot, two-tiered deck was constructed, extending directly from the main living area. This space creates a seamless indoor-outdoor connection and supports multiple zones for dining, lounging, and year-round entertaining. Features include built-in seating, a firepit, integrated lighting, sunshades. In addition, to support their love of food and entertainment an outdoor kitchen equipped with a barbecue and wood-fired pizza oven was added adjacent to the home’s kitchen. As a final touch, a custom outdoor shower was installed for effortless post-beach use.
Mechanical and building performance upgrades were addressed by adding a new two-zone heat pump system along with improved insulation and vapor barriers, updated plumbing, ductwork, and an on-demand hot water system. The fireplace was redesigned to enhance heat recovery and overall energy efficiency. Together, these improvements deliver a home that balances preserved character with modern comfort, performance, and long-term livability, supporting both everyday family life and effortless coastal entertainment.
